ESTATE agents love to divide London into "villages". Rarely is the description apt, but tucked between Kensington High Street, busy Earl's Court Road, Cromwell Road and Marloes Road is a selfcontained 40-acre enclave justifiably known as Stratford Village. It has a busy commercial centre, Stratford Road, with a church, post office, grocer, newsagent, hairdresser, dry-cleaner and a pub. Surrounding it are quiet residential streets of varied architecture, size and price. Apart from Kensington Green, Taylor Woodrow's 300-home Nineties development on Marloes Road, developers have found little to tempt them here.
The result is an unspoilt, rather undervalued oasis in one of the capital's most central areas, with easy access to the M4, M3 and M40. "People have twigged that it's a highly desirable place to live with lower prices than Chelsea or Notting Hill," says estate agent Michael Harper, who recently sold a fourbedroom Victorian terrace house for Pounds 1.5 million and a smaller one for Pounds 1.15 million.
